How Often Should You Get Your Air Conditioning Units Cleaned?
June 28, 2019
This is a question we hear all the time. There is no right answer to how often an air conditioner needs to be cleaned. It all depends on the type of unit, where it is located, how often it gets used and the occupants in the house. Despite these factors it is important to remember that your manufacturers warranty suggests to get your air conditioning units cleaned at least every 12 months. Regular maintenance
can increase the lifespan of your unit, decrease energy consumption and save you money on unnecessary repairs. The cleaner your unit is the more efficiently it will run keeping your family and your wallet happy.
Filters
Everyone knows that the filters in your air conditioning units need to be cleaned regularly, but how often do you do this? We recommend that the filters are cleaned every 2 weeks. Filters are designed to catch dust and microbes, but if not cleaned regularly, with constant use, they can push further into the system causing unnecessary build up that can collect moisture and become a perfect breading ground for mould. These nasties are then circulated back around your home through the air coming from your air conditioner and can affect your health and the health of your family. Blocked filters
can also decrease the efficiency of the unit. Replacing a blocked-up filter with a clean one can lower your air conditioner’s energy consumption by anywhere from 5-15%. You can check out how to clean your filters here.
Professional Cleans
While regular maintenance
of your filters is necessary, a more thorough clean is also needed every 12 months. The frequency of this depends on a few things including where your unit is located, how often it gets used and the occupants of the house. Obviously, units that are used more often need to be cleaned more frequently. Where the unit is located can also play an unknown factor. For example, units located near doors, especially in industrial areas, have a larger inflow of unrequired material that go through your air conditioner unit, or an unsheltered outdoor unit in storm prone areas will need more regular maintenance to ensure that loose materials are not getting caught up in your unit.
Another factor are the occupants of your house. Air conditioning units that service areas where there are animals, including your pets, will need to be cleaned more frequently as animal hair is something that will clog up your filters very quick and reduce the efficiency of your unit. Exposure to smoke will also mean your air conditioning units will require a more regular professional maintenance.

The first sign many people notice is a musty, mouldy odour. If you do a thorough clean of your office or commercial space and the smell is still there, it’s time to check your vents. Getting your Air Conditioning Contractor to remove the covers and take a quick look inside may confirm the issue, especially if you see mould or notice a stronger smell in that area. If the scent is stronger, but you can’t see the mould, then the growth is possibly further in the ducts. Another sign of a mould issue is the sudden onset of allergy symptoms. If you or a co-worker notices burning eyes, scratchy throat, or a runny nose that gets better when you leave the office, there could be an issue. Arranging for your HVAC technician to check your filters should be the first step. If it needs to be changed they can install a new one. If the symptoms continue they can do a quick check of your vents and a visual check of your ducts. Inspecting your duct work can also provide clues to a possible mould problem. An Air Systems Cleaning Specialist (ASCS) can check for signs of moisture build-up, such as condensation, dark spots, or actual leaks. Mould needs water to grow, so any signs of condensation or leaking could indicate a growth hot spot. Duct cleaning and coating is a specialised job and as such the majority of HVAC companies sub-contract duct cleaning and coating out to companies like ours. At Advanced Air we have our Air Systems Cleaning Specialist on staff ready to undertake any duct inspection, cleaning or coating project you may have.
