There are a number of reasons to clean your air-conditioners in your investment property and below are four key benefits.

Air Conditioner cleaning is relatively new to the southern parts of Australia, but in Darwin is a booming industry. Benefit 1 - Extend the life of your unit.
These air conditioner aren't designed to run dirty which means when they do they are overworking and under performing. If the units start to under perform the first thing your tenant will do is drop the temperature until it won't go any lower. This means a unit that should be able to cool a room down on 24'C is now operating at 16'C and still not able to do the job. This adds a lot of wear and tear on the internal components of your aircon which can lead to a lower lifespan of the unit.
Benefit 2 - Reduce the likely-hood of breakdowns.
Going along the same theme as benefit one, a dirty unit will have a lot more wear and tear on it then a clean unit. If the fan barrel is blocked, it means it is heavier then design specs. This means the fan motor is carrying more load due to a heavier fan barrel and can lead to an out of balance and noisy unit.
Benefit 3 - Reduce call outs.
A broken down aircon in the middle of the build up is a terrible situation to be in, especially when it is in a main bedroom. Wait times can be weeks for some contractors and if the unit is dirty requires a part, the report could indicate the unit needs a clean anyway as well as the part.

throughout the home on a daily basis, but after a professional clean your tenants will be breathing healthy air as well as having an air conditioning unit working at it's best.
A lot of landlords believe the tenants should pay for the aircons to be cleaned, but we are in an industry with no industry standard, and if left up to the tenant it could receive the cheapest clean possible (remember not all cleans are equal). These are your assets and having them properly looked after will help with reduced breakdowns and call outs, increase unit lifespan all while having happy tenants.

The first sign many people notice is a musty, mouldy odour. If you do a thorough clean of your office or commercial space and the smell is still there, it’s time to check your vents. Getting your Air Conditioning Contractor to remove the covers and take a quick look inside may confirm the issue, especially if you see mould or notice a stronger smell in that area. If the scent is stronger, but you can’t see the mould, then the growth is possibly further in the ducts. Another sign of a mould issue is the sudden onset of allergy symptoms. If you or a co-worker notices burning eyes, scratchy throat, or a runny nose that gets better when you leave the office, there could be an issue. Arranging for your HVAC technician to check your filters should be the first step. If it needs to be changed they can install a new one. If the symptoms continue they can do a quick check of your vents and a visual check of your ducts. Inspecting your duct work can also provide clues to a possible mould problem. Mould needs water to grow, so any signs of condensation or leaking could indicate a growth hot spot.
